Details of our Electrical Reports:

We specialise in reporting on the condition of electrical installations in buildings, rather like the MOT on motor vehicles.

The reports assess the extent to which the installation complies with the British Standard 7671 (formerly the Electrical Wiring Regulations 16th Edition).

Our reports will normally contain 2 main sections providing comprehensive details of:

1) The visual survey

This section will identify the items of equipment or accessories which have suffered wear and tear in normal use, or where wiring systems have been damaged due to excessive heat, or cold, or due to infestation by rodents etc.

2) The testing of fixed installations within the fabric of the building

This section will contain more formal measurements, including the earthing arrangements which take effect in the event of a fault occurring on the installation, and which prevent the possibility of electric shock. It will also include measurements of the goodness of the cable used in the installation, to assess whether re-wiring is necessary. Subsequent testing will indicate whether the wiring system in deteriorating with age.

Periodical electrical surveys of older private properties, commercial buildings, churches etc. are an important safety measure that should be undertaken by their owners or custodians to ensure the wiring has not deteriorated due to age or other causes.

As a general rule any property over 50 years of age should be inspected at least every 10 years to ensure its continuing safety.

We are experienced at conducting all types of electrical inspections of domestic and commercial properties.



Home Buyers Surveys

Most Banks and Building Societies will require a Home Buyers Survey to be commissioned before agreeing to grant a mortgage. If the property is old or appears to have suspect electrical wiring an Electrical Survey may be also be required. We are familiar with mortgage lenders' requirements and will ensure that our report will meet their needs.



Pre/Post Purchase Property Surveys

Regardless of whether your lender insists on it, it is often worth obtaining an electrical survey of a property immediately before or after its purchase. The report can be used to assess the cost (if any) of bringing the property up to modern safety standards and even if everything proves satisfactory provides peace of mind that your new home is electrically safe.



Electrical Surveys for Insurance Purposes

Before providing cover on older properties or properties that have been extensively renovated an insurer may require an electrical survey to be undertaken. We are familiar with insurers' requirements and will ensure our report will meet their needs.



Thatched Property Reports

Depending on its type and age, a thatched property may need to have its wiring surveyed on a more frequent basis than with other types of property to guard against the risk of fire caused by faulty wiring. Being based in East Anglia we regularly survey thatched cottages and barns and can pin-point any special risks to thatched properties.



Flood and Fire Damage Reports

Following even a minor fire or flooding serious damage can sometimes be caused to the electrical wiring of buildings and installations. We can inspect and identify the impact of any damage and prepare a report on any recommended remedial action.
